Reports To: Resort Management

Position Summary

Serendipity Sun Club & RV Park is seeking a dependable, self-motivated Maintenance & Grounds Technician to help maintain our beautiful 42-acre clothing-optional resort in Cleveland, Georgia.

This position is responsible for the day-to-day maintenance, repair, appearance, and operation of the resort. The ideal candidate is a hands-on problem solver who enjoys a wide variety of work, takes pride in a job well done, and understands the importance of creating a safe, welcoming environment for our guests, members, and residents.

No two days are exactly alike. You may spend the morning repairing a cabin, the afternoon mowing or trimming, and the evening helping prepare for a special event.

Responsibilities

Property Maintenance

Perform general repairs to cabins, buildings, and resort facilities.
Complete light plumbing, electrical, carpentry, painting, and drywall repairs.
Repair doors, windows, locks, fixtures, furniture, decks, and equipment.
Perform preventative maintenance to reduce future repair costs.
Identify maintenance concerns and recommend repairs or improvements.

Grounds & Landscaping

Mow, trim, edge, and maintain lawns and landscaped areas.
Trim trees, shrubs, and vegetation.
Remove storm debris, leaves, and fallen branches.
Maintain roads, walking paths, campsites, parking areas, and common spaces.
Keep the resort looking clean, attractive, and guest-ready.

Pool & Facility Operations

Assist with daily pool and hot tub maintenance.
Monitor water chemistry and report any issues.
Clean pool areas and surrounding facilities.
Assist with seasonal opening and closing procedures.

Utility & Resort Systems

Read and record electric meters for resident billing each month.
Monitor propane tank levels and coordinate refills before supplies become low.
Monitor water, septic, and utility systems for proper operation.
Report utility concerns promptly to management.

Vendor Coordination

Coordinate with outside contractors and service providers.
Meet maintenance vendors on-site when needed.
Monitor contractor work to ensure quality and completion.
Report vendor performance and completed work to management.

Resort Operations

Empty trash receptacles and maintain dumpster areas.
Assist with event setup and breakdown.
Help prepare cabins and common areas for guest arrivals.
Organize and maintain the maintenance shop.
Keep maintenance tools and equipment clean and in good working order.
Order or recommend maintenance supplies as directed by management.

Safety

Follow safe work practices at all times.
Operate tools, equipment, golf carts, and machinery safely.
Report unsafe conditions immediately.
Help maintain compliance with resort safety policies.

Qualifications

Previous maintenance, facilities, construction, landscaping, or property maintenance experience preferred.
Working knowledge of plumbing, electrical, carpentry, and general repairs.
Comfortable using hand tools, power tools, and lawn equipment.
Ability to troubleshoot maintenance issues independently.
Strong organizational and time management skills.
Professional attitude with excellent communication skills.
Ability to work independently with minimal supervision.
Reliable transportation.
Valid driver's license preferred.

Physical Requirements

This is an active outdoor position requiring:

Frequent standing and walking.
Bending, kneeling, climbing ladders, and reaching.
Lifting and carrying up to 50 pounds regularly.
Working outdoors in varying weather conditions.
Operating lawn equipment, golf carts, and maintenance machinery.

Schedule

30–40 hours per week
Flexible schedule based on resort needs.
Weekend and holiday availability may occasionally be required.
Some evening work may be required during special events or emergencies.

Compensation

Competitive hourly wage based on experience.
